  • Obtain 5-star online reviews and testimonials from your customers

  • Schedule and coordinate the walk-through and closing for all parties

  • Assist in obtaining the DA (if your brokerage has one), ensuring it is accurate and getting it to the closing agent

Agent Responsibilities from Contract to Close

  • Provide the fully executed contract, pertinent addenda as applicable, & any documentation required by your Compliance Department.

  • Schedule and attend appointments (inspection, appraisal, final walk-through, and closing).

  • Negotiate potential changes to the contract. We can prepare any addenda, obtain signatures as needed, and distribute to all appropriate parties. (For writing addenda, simply email us the verbiage & we will handle the rest).

  • Communicate contingency removals with your client (reminders of deadlines will be sent throughout the transaction via email, but you are still responsible to ensure your customer receives the communication and stays on top of their items).

  • Remove your belongings from the property (lockbox, sign, fliers, etc).

  • Communicate with us when you know information we may not have (inspection or appraisal date, changes to the contract, etc).

Listing Magic

Listing services to support you from a signed listing to under contract - $150 (plus $75 per secondary MLSs)

  • Review listing agreement and addendums for accuracy/approval and upload into document storage software for compliance

  • Order and coordinate photography and sign installation

  • Enter complete listing details into your MLS

  • Upload photos and arrange in a story, video, 3D tour into the MLS

  • Set up showings in the MLS

  • Obtain HOA application procedures, rules and regulations, and other pertinent information

  • Make changes in MLS throughout the transaction (price changes, open houses, extensions, status changes, new photos, etc.)
